Our business is built on trust, and we value our relationships with current landlords and people in the neighborhood. Every guest is screened beforehand, and we take all necessary safety and security measures to protect your property. We install security cameras at the entrance and at the back of each property which provides 24-hour monitoring and noise detection which sends us alerts if noise levels exceed a certain dB level, enabling us to take appropriate action swiftly. In addition, we install smart locks on each door that generate a new code for each guest, and all codes are deleted upon checkout for added security.

We employ professional cleaning staff who are dedicated to upholding our high cleaning standards after each stay. Our team is thoroughly trained, has attention to detail, and take immense pride in their work. We also have local handymen who will take care of the basic repairs and maintenance, so we don’t have to bother you late at night for anything minor.

A master lease is a type of lease that allows a tenant to lease a property and then sublease it to other people. The master tenant is responsible for paying rent to the landlord and managing the subtenants.

We lease properties for a minimum of 2-3 years, with opportunity to extend. We typically only do multi-year leases as it takes time before we can break even on our investment. We take the upkeep of your properties very seriously. Not only do we take care of the basic maintenance and cleaning services at no cost to you, but we also furnish the place and make it look pretty. Having a stylish home interior also helps us attract only high-tier clients. We usually hire a designer to decorate the place and we allocate a generous amount on furnishing alone. These expenses can be costly, hence it will take time before we can see the return on our investment. By signing a long-term lease with us, you are guaranteed to receive consistent rent payment for the remainder of our lease term, and no more worrying about vacancy on your part.

There will be cameras installed on the front and back of the property. This lets us see who is going in and out of the property, and help us monitor noises and check if guests are following the rules. We will also install automatic door locks that will send and reset custom codes for each new check-in. Each client will have an exclusive passcode that will expire after checkout.

We have professional cleaners who will come and clean your property in between guest stay or at least once a week, whichever is sooner. We also have 24-hour handymen on standby for urgent maintenance concerns, thus greatly reducing nuisance and late-night fixes on your part.

We have a long list of house rules but here are the most pertinent ones:
NO smoking, drugs, or vaping is allowed inside and outside the property. There is a $1,000 fine if discovered.
NO parties or events is allowed. There is a hefty fine if discovered. Quiet hours from 9:30PM to 7:30AM. If it’s determined that guests are having a party/large event gathering, or if neighbors report a complaint and/or call authority for disturbance, guest(s) will be asked to leave immediately without refund.
Blocking or disconnecting any of the security cameras at the front and back of the property will lead to immediate termination of their stay with no refund.
Overnight guests that exceed the number stated in the reservation are NOT allowed. Children are considered guests that must be stated in the reservation. We do not allow visitors unless discussed and agreed upon prior to booking. Violation of this rule will result in a fine per guest, per night.
Pets are NOT allowed. Violation of this rule will result in a fine per pet, per night. Double cleaning fee will be applied.

Our company will cover basic maintenance and minor repairs. We also have insurance coverage of up to $1M. Not only that, we will also purchase a short term rental insurance for added coverage on your home.

Rent payments work the same way as with normal tenants. Depending on your preference, we can send payment through direct deposit, wires, zelle, venmo, etc.
